Considerations in Owner Designs:
-Inccreased costs in added bathrooms
-Increased number of bedrooms than orginal concept. Many more ":corners"
-Increased number of doors and casings
-Downstairs bump out will be in the concrete based on location increasing cost.
Head room clearance under stairs may not meet code if LVL is needed in stair system.
-double sink vs 24x24 inch shower? Very small?
-Furniture sizes are not proportionate.

for vaulted great/living room areas.

Vaulted Ceiling Idea:
This is complex design, but similar concept with single exposed center beam and vaults in main living with wood ceiling (Pine T/G for budget).

Good morning Conrad and Paulo,
A few notes on the latest floor plans…
We appreciate the “budget conscious” rendition, however to ensure the project is worth the money spent, we will need to look to be more creative with what we have to work with, if that means less rooms, we’d consider that.
We also appreciate that 3 floors is more in line with what is being done up there, however our vision is to minimize stairs, and create an efficient space for a weekend getaway/ moderate rental, as efficient and low maintenance as possible. We are not trying to maximize rental numbers, simply rent it out to families or retired couples. We’ve built and/or renovated a number of vacation places (as well as permanent homes), and in the end… people overbuild… ending up selling because it’s too much to care for or costs are too high. Our focus is to avoid that scenario, to maximize a smaller space but to give it atmosphere and a feeling of comfort and smart design. (The 4th bedroom was put in only to satisfy utilizing the suspended garage space).
We’ve put down some notes, and are open to discuss.
1. The garage needs to move forward as discussed another 6 feet, leaving the extra room to bring the hot tub up to the main floor, with a 2 foot overhang to the back (and side if possible). This will also give some relief to the curb appeal/potential for the “porch".
2. Hot tub and bbq to be on the main floor
3. Master: We can take a bit of space from either side of the bed, (limiting it though), to allow a bit more space for a 4 foot shower in the bathroom. Barn door is fine into the bathroom from the bedroom.
4. Windows, we had a couple of windows on the side in the overhang, I feel we need the light and the visual for the master.
5. Closets: there may be too many small closets, we can have less than the current four in the bedroom and hallway, too many doors etc.
6. Powder room: we can make it as small as 3.5 feet wide reconfigured (small sink and toilet facing one another, sliding door to hallway, with no access to master bath. (I just don’t want sliding or barn doors if we are sharing the space) we are fine with 2 separate spaces (2 toilets) if necessary and if it can fit both toilets.
7. Kitchen: We were hoping for a window on the side wall over the sink, with some open shelves and ship lap on that wall, surrounding the window. Is there any other place for the fridge? We don’t need too large a closed pantry, I was wondering about losing the door, opening it up and possibly putting the coffee/ toaster space on a shelf, other shelving above. Really not sure about the kitchen…
8. Fireplace… my reasoning for placing it at the back wall was this… right now the view is lovely, but in case there is a future 3 story house as our main view, my thought was to mitigate the focus and have the fireplace as a feature on that wall, with windows on either side.
9. We will need some windows on either side (main floor) perhaps the dining room, to give the “boxed look” some relief.
Lower Floor
10. Once the hot tub is upstairs, hopefully that will allow a more open feel at the bottom of the stairs, walking into the TV area, doesn’t need much, but it can’t be a wall, this would be the worse scenario, feeling like a true utility basement.
11. We don’t have any bath tubs, all walk in showers 4 feet or less.
12. Bedroom #3 (twin beds)… is there any way we could have small (european size) bathroom under the stairs… with a small shower, tiny sink and toilet. I have pictures if you wanted to see something, just not sure about head space.
13. Other bathroom off the King bedroom #2… we had hoped to configure so that there was 2 way access (TV room and Bedroom). Any chance for a “shared bathroom” of some kind. in this bathroom, small toilet and sink off the bedroom?
14. Bedroom 4 … doesn’t need a large walk in closet, unless its an owner locked closet.
I hope we are evolving toward a better plan, in some ways we feel like we’re just going backwards to our original plan, I am open to hearing the reasoning for all the changes and considering them, but I’d rather hear about them prior to putting them on paper…. we are open to discuss with Paulo as well.

Feb. 12, 2021: Design Update
1. Following conversation with owners; not pleased no 3D. One was sent but unable to open correctly and minimal work noted.
2. Several requestes made for designer to contact Conrad. No response until Feb. 14, 2021.
3. Conversation at 4 pm with designer Teresa did not go well! Expressed client concerns and the 3D front view now opened was minimal at best and showed nothing like what was discussed and shown on front view image above (Whistler House). So many delays without reason???
Teresa stated: "Well, if you and they don't like it you can get another designer and KEEP YOUR MONEY!"
Anticipating this type of a response Conrad engaged another designer. (See Below Bio and correspondence). Relationship with Okanagan Solutions TERMINATED!
